Dean has outgrown his leased office space and wanted to own his commercial real estate. Dean opted to construct a new building to meet the needs of his growing business and client's special needs. Dean?s bank was comfortable with a first mortgage on the property and Superior California Economic Development through the SBA's 504 loan program provided a second mortgage that provided Dean with 90% financing. Dean's business grew tremendously because of the new building and he was able to add additional employees to handle the growth.

Need: Commercial Real Estate Financing with Working Capital

Dr. Borchers has outgrown his leased office space and had grown his practice sufficiently to warrant the purchase of his own building. In addition to the office building, Dr. Borchers wanted to add new equipment to the office and requested some working capital. Dr. Borchers' bank was comfortable with a first mortgage on the property and Superior California Economic Development through the SBA's 504 loan program provided a second mortgage that provided Dr. Borchers with 90% financing on the commercial real estate. SCED financed the equipment and working capital through their Business Loan Program. Dr. Borchers moved into his beautiful new building with the latest equipment in January 2008. The move increased office efficiency and has allowed the doctor to increase the number of patients seen.
